For the mortgage, we will take all the work out of the process for you, we will gather all the information you have provided, documents received, complete the formal application with the lender, liaise with the "Underwriters" (the guys who make the decision) to confirm everything ok, or if any further information is needed.
If all is good with the lender, they usually agree the mortgage subject to a satisfactory valuation. The valuation confirms that the property is worth what is being paid and suitable security for the bank, so if they did have to repossess thy could get their money back.
Please note that the banks valuation is for their purposes, if you wanted a detailed report, we can refer you to a surveyor to complete a Homebuyers report, which is a detailed report for yourselves.
If the security of the property is all good and they are happy with the valuation and lending, a formal mortgage offer is issued to yourself and the solicitor, this is great news, you are on the way to buying your property.
